MOULD FAQ

Black mould is one of the most hazardous types of mould and can be found in homes that have been subject to damp conditions. It often has the appearance of being black, hence the terminology “black” mould.

The texture of mildew is fluffy or powdery, mould tends to be green or black and is more like a slime. Both mould and mildew are dangerous causing respiratory illness.

“Black Mould” is a common terminology for a group of moulds, and can appear in other colours.

It is dangerous and can seriously affect your health. This is especially true in babies, the very young, the elderly and anyone with respiratory issues. However, mould can even affect the previously healthy adult. Recent studies have linked mould inhalation to the root cause of asthma.

It is important that as a tenant, you ensure your home is cared for by monitoring the correct heating, and providing sufficient ventilation. However if this has been the case, and the problem is caused by the structural integrity such as internal leaks, bad plumbing, poor roof or wall integrity, or even poor heating, then it is important to discuss the mould problem with your landlord or Letting Agent.

If possible maintain an acceptable level of warmth in the home, ensure sufficient ventilation, try and reduce spin dryers when there is insufficient ventilation, use an extractor during cooking, or open windows to reduce steam.

It is always difficult to give an exact answer. The cost will depend on the mould area to be removed, and the extent of the mould intrusion. Some areas can be discussed over the phone, and we can provide an estimated cost, but in cases where the mould is widespread, or more complex, we may ask for photos, or request a survey visit.

If the mould is caused by a maintenance issue or a structural problem in a rental property, the responsibility can lie with the landlord or Letting Agent. Landlords or Letting Agents must also act if the mould is causing health and safety issues.

Mould should be likened to asbestos, You wouldn't consider disturbing asbestos because of health dangers. A similar issue is with mould. It is highly airborne when disturbed, and when ingested can lead to serious health issues.
It is IMPORTANT to have mould removed by professionals.

DAMP FAQ

Damp areas within a property, if left untreated, will lead to mould growth. Mould requires moisture to grow, so it is imperative to remove the damp as soon as possible. Over time, damp can affect the fabric of the property, resulting in a large expensive bill.

There are ways of finding out, approximately 3 brick courses above the ground, you should see a line that differs from the normal mortar. In most cases this is looks like black felt. The issues is that these are not guaranteed for the life of the property and can fail. Other factors can affect the original DPC course: - New driveways that are raised, or the conversion of basement cellars can affect the integrity of the DPC. The best way to satisfy the issue is to book in an appointment with one our surveyors.

WATER / FLOOD FAQ

Yes, We have not covered water or flood damage in detail on this website, but we have been trained to deal with all types of water restoration. Whether the water ingress is from a flood, burst pipe or defective water tank, call us immediately for an emergency survey.

Yes ! All water, even clean mains water, left for a short period of time, will seep into the walls and floors creating damage, sometimes structural. If your home has been flooded by a burst riverbank or a defective soil pipe, then immediate action is required to stop disease.

The first thing you should do is to shut off your mains water supply, turn off all electrical appliances in all rooms that are affected, move any valuable or precious items into another room, take photographs and then call us immediately; time is of the essence.
Your next call should be to your insurance company as you should be covered for all defective pipe work and malfunctioning home appliances.

GENERAL FAQ

Yes. In cases regarding water damage, please pass on the details of your insurance company to us and we will liaise with them. Unfortunately, some insurance companies will not cover mould as they believe this is preventable, unless the mould is a direct result of flooding or water ingress.

Our head office is in Croydon, Surrey but we are able to cover all of Greater London and the Southern Home Counties.

We treat every enquiry as an emergency and aim to arrange our initial appointment within 2 working days. However, if your home has been recently flooded or mould is seen to be widespread and within several rooms, we will always prioritise your enquiry.
